A 10% non-refundable deposit and credit card information are required to secure a booking.
Check-in and check-out
Check-in available from 3pm.
Check-out by 11am.
Early check-in or late check-out extra $20 per room, by prior arrangement only.
We are able to hold luggage past check-out time, providing it is collected the same day and removed from the bedroom to permit cleaning.
Full refund (less 10% non-refundable deposit, waived in coronavirus suspected cases, see above) up to 48 hours in advance. Less than 48 hours but before arrival, 50% refund or re-book at manager's discretion.
Once the stay has begun, remaining nights are non-refundable.
If extra cleaning is required, a fee of $100 per room applies.
Folding beds are available for children up to 12 years old for an extra $25 per bed. These are by prior arrangement or first-come, first-served. Some bedrooms may not be large enough to accommodate an extra bed.
For families or large groups it may be possible to place extra single beds in the sitting room for $50 per bed. This is by prior arrangement only and limited by the size of the sitting room (for safety reasons) and by the availability of beds.
A 10% discount applies for stays longer than four nights.
Pets are permitted only by prior arrangement and at the discretion of the manager.
If extra cleaning or repair is required as a result of a pet, $100 fee applies per room. If a pet causes damage that cannot be repaired, the cost to replace the item(s) will be charged instead.
Services During Stay
Breakfast is included in the room fee. Dinner is available by prior arrangement only.
All guest suites have access to a refrigerator and electric kettle. A microwave or toaster may be made available on request.
Cooked breakfast is available between 7am and 10am. Continental breakfast will be made available to guests who require an earlier meal.
Dinner is available by prior arrangement only (24 hours notice) and served between 6pm and 9pm.
Main and dessert $25.50 pp (set menu, details available on inquiry)
Food allergies and dietary requirements
Special dietary considerations must be made known in advance: at check-in for breakfasts, or at time of booking for dinners.
While we do our best to cater for special diets and food allergies, our kitchen is used to prepare many different foods and we cannot guarantee that your meal will be free from allergens from the shared facilities.
Firewood will be provided for suites that have fireplaces at the discretion of the manager. Guests are not permitted to bring their own wood. All suites will have electric heating options available.
On-street parking is free and safe in Nimmitabel. Off-street parking is available by arrangement.
Smoking is not permitted in any part of our building, including on the upstairs balcony.
Guests are asked to smoke outdoors (the front veranda offers shelter if required) and dispose of cigarette butts properly.
Guests who smoke indoors will incur the extra $100 cleaning fee per room.
Animals on site
We have a number of animals that live on-site, including (but perhaps not limited to) dogs, cats, chickens, guinea pigs, and quail. While these animals are not allowed in guest rooms, we cannot guarantee that these spaces will be free of hair, dander, or other allergens.
Guests who would like to visit our animals are generally welcome, if accompanied by a member of the household. Children under 12 must be accompanied by an adult at all times.
